Services begin upon request of listing agreement assistance and include all Essential Sale Support plus expanded seller-focused assistance to ensure a smooth, comprehensive transaction experience.

  • Pre-Listing Setup

    • Listing Agreement Assistance: Collaborate with the agent to prepare and finalize the listing agreement, ensuring all requirements and terms are clearly outlined.

    • Order Preliminary Title and NHD Reports: Arrange for Preliminary Title and Natural Hazard Disclosure (NHD) reports, which are essential for a transparent property transaction.

    • Termite Inspection Coordination: Schedule a termite inspection based on seller and HOA preferences to identify potential pest issues early.

  • Expanded Disclosures

    • Disclosure Guidance: Work directly with the seller to complete all mandatory disclosures, ensuring thorough and accurate responses.

    • Solar Transfer: If applicable, initiate the transfer process to streamline the ownership change.

    • Fire Hardening and Defensible Space Inspection: For properties in wildfire-prone areas, arrange and guide the seller through a Fire Hardening and Defensible Space inspection, complying with state requirements.

  • MLS Listing Setup

    • Listing Creation: Prepare and input property details into the MLS system within 24 hours of receiving photos, pulling relevant data for an accurate listing.

    • Agent Approval: Coordinate with the agent for final approval of the draft listing before it goes live.

    • "Live" Notification: Once the listing is published, send a “We are live!” email with the MLS link to the seller for easy access and sharing.

  • Offer & Counter Offer Support

    • Contract Review: Carefully review offers and counter offers with the agent, confirming key terms to ensure compliance and alignment with the seller’s goals.

    • BRBC and Proof Verification: Confirm that the Buyer Representation and Broker Compensation (BRBC) agreement, Proof of Funds (POF), and/or Pre-approval are included with the buyer’s offer.

  • Enhanced Repairs Request Review

    • Repairs Assessment: Work closely with the agent to evaluate buyer repair requests, balancing responses to maintain deal stability.

    • Seller Consultation: If needed, communicate the agent’s repair recommendations to the seller, ensuring they are fully informed on any requested adjustments.

  • Credits and Closing Preparation

    • Credit Confirmation: Ensure all agreed-upon credits, such as seller concessions, are accurately documented and communicated to all parties.

    • Addendum Support: Provide guidance on wording for addendums if credits or additional terms require formal documentation.

    • "Get Ready for Closing" Email: Approximately five days before the Close of Escrow (COE), send a detailed preparation email to the seller, including:

    • Utility transfer instructions for a smooth handover.

    • Home warranty information, if included in the contract, detailing coverage and activation instructions.

  • Full Compliance & Timeline Tracking

    • Broker System Updates: Ensure the broker’s preferred system is consistently updated with all necessary transaction documentation, maintaining full compliance.

    • Timeline Management: Track all contractual deadlines and contingency periods, adding them to a shared Google Calendar with automated reminders.

    • Proactive Follow-ups: Send reminders and follow-ups on critical dates to prevent delays, keeping all parties accountable.

  • Assist with Addendum(s) Verbiage
    Draft or review language for any necessary addendums during negotiations or due diligence. (additional terms apply)

  • Verify the Completion of Repair Items
    Confirm that any agreed-upon repairs have been completed satisfactorily before finalizing the transaction.

  • Provide a Link to a Private Google Drive Folder
    Share a private Google Drive folder with all transaction documents, accessible indefinitely to all parties involved.
