Buyer Advantage Package

 Buyer Advantage Package (Buyer Representation) – $800
A comprehensive, buyer-focused service offering enhanced support for a seamless transaction experience.

Services begin at the request of the Buyer Representation and Broker Compensation Agreement (BRBC) and include all buyer Essential Sale Support services, plus additional buyer-centered assistance for full transaction support.

  • Initial Setup and Documentation

    • Agreements and Contracts: Manage up to 3 BRBC/PSRA agreements and 3 purchase contracts.

    • Signature Collection: Coordinate modifications and signature collection, maintaining prompt follow-up with all parties involved to keep the transaction moving forward.

  • Offer Preparation and Submission

    • Offer Drafting: Draft offers and counteroffers based on agent instructions and buyer preferences.

    • Document Submission: Submit the offer package to the listing agent, ensuring the inclusion of all required documents (BRBC, Proof of Funds, or Pre-approval).

    • Introductory Communication: Send an introductory email to the buyer and lender, confirming the listing and escrow details and setting a clear line of communication from the start.

  • Inspection Coordination and Disclosures

    • Inspection Scheduling: Coordinate with all parties to arrange inspections that suit everyone’s availability.

    • Disclosure Management: Monitor and verify all necessary disclosures, track their status, and ensure they are completed accurately.

    • Solar Transfer (if applicable): Confirm the initiation of solar transfer procedures where necessary.

    • Disclosure Review: Examine disclosures for any "red flags" and inform the agent of potential issues that may need further clarification or action.

  • Request for Repairs

    • Inspection Review: Review the inspection report solely for the purpose of documenting findings, as directed by the agent. Determination of which items, if any, warrant repair shall be made exclusively by the agent.

      Client Consultation: Communicate repair items to the client strictly as conveyed by the agent. No independent recommendations or representations regarding repairs shall be made. All repair decisions remain the responsibility of the agent and client.

  • Credits and Closing Preparation

    • Credit Confirmation: Confirm any credits negotiated within the transaction and ensure that all parties are informed.

    • "Get Ready for Closing" Email: Five days prior to the Close of Escrow (COE), send a detailed email to the client. This message includes:

      • Utility transfer instructions to facilitate a smooth handover.

      • Information about any home warranties in the contract, including contact details for activation and a summary of coverage.



Buyer Advantage Items available upon request

  • Buyer Information Follow-up
    Track and follow up with buyers to ensure timely completion of Buyer Financial and Personal Information (BFPI) and/or Buyer Identification of Preferences and Priorities (BIPP).

  • On-Site Support: Attend one open house, inspection, or walkthrough (within a 15-mile radius of Laguna Beach; additional fees for farther locations and limited to 3 hours).

  • Assist with Addendum(s) Verbiage
    Draft or review language for any necessary addendums during negotiations or due diligence. (additional terms apply)

  • Verify the Completion of Repair Items
    Confirm that any agreed-upon repairs have been completed satisfactorily before finalizing the transaction.

  • Provide a Link to a Private Google Drive Folder
    Share a private Google Drive folder with all transaction documents, accessible indefinitely to all parties involved.

This buyer advantage package ensures the buyer has a fully supported, transparent, and smooth experience from the first agreement through to closing day.
An additional $200 will be added for Dual agency + $50 per unit for multifamily.
